Abstract
"El objetivo del proyecto es poder estimar los valores de las propiedades de Capital Federal, analizando cuales son los determinantes del precio de los departamentos.
El objetivo también, es poder ofrecerle a los clientes de LaGranInmobiliaria una referencia para la toma decisiones. El objetivo no es reemplazar a los tasadores, sino complementar el trabajo que tienen ellos; representará un punto de partida para las tasaciones.
El estimador estará diseñado para dar resultados parciales basado en información pública e información provista por usuarios, analizando las dinámicas de los precios a lo largo del período 2001-2013 y la importancia de los factores macroeconómicos agregados en la determinación del precio del metro cuadrado.
En cuanto al desarrollo, se utilizarán herramientas de estadística en conjunto con los valores actuales e históricos.
Se tomarán las variaciones económicas, como la demanda,
oferta y relaciones con la situación económica en general y a su vez, también, factores de la propiedad que afecten a su valor, como lo son: ambientes, barrio, ubicación dentro del barrio, tipo de propiedad, ubicación dentro del edificio (si es departamento/oficina), cercanía de subte y de vías del tren, y todos los posibles elementos que puedan tener alguna relación con el valor de la propiedad".
"The objective of this project is to be able to estimate the value of apartments in the Autonomous City of Buenos Aires, analyzing which variables are the ones that determine their prices. The aim, also, is to be able to offer clients of LaGranInmobiliaria a price reference for them to be able to make a good decision. The idea is to complement the work done by appraisers, not replace them; this will represent a starting point for their appraisals. The estimator will be designed to give partial results based on public information and information provided by users, analyzing the dynamics of the prices throughout the period of 2001 to 2013 and the importance of the macroeconomic variables added to determine the price per square meter. Regarding the development, statistical tools will be used along with historical and actual values. Economic variables will be taken into account, like supply and demand and relationships with the economic situation in general. At the same time, factors affecting the property value will be taken into account, such as: number of rooms, location within neighborhood, type of property, location inside building, proximity to subway and railroads and all possible elements that can affect the property value".
